Research Methodology
To identify what amenities you should offer at your glamping site, we surveyed 51 individuals around the Greater Toronto Area who have previously gone camping or cottaging. The average participant age was 30 years, making these insights especially relevant for glamping site owners targeting younger, adventure-seeking travellers. While this is a small sample size, the findings provide a helpful snapshot of what guests expect from a glamping site.1. Location Matters: Not Too Far, Not Too Close
One of the top considerations when planning what amenities to offer at your glamping site is location. 83% of participants noted that a glamping site should be no more than a 3-hour drive away, especially for those planning 2-3 night stays. A glamping site that’s too close may feel too similar to a backyard stay, while anything beyond a 3-hour drive can seem excessive for a weekend getaway.
2. Modern Restrooms: Non-Negotiable
If you’re considering what amenities to offer at your glamping site, prioritize modern restrooms with either flushable or composting toilets. 72% of participants expected a modern toilet, with many saying they’d be fine with an outhouse themselves, but that their significant others might be less willing. For couples looking to spend a romantic weekend, comfort and privacy in bathroom facilities are essential.Though some glamping sites, like Birchwood Luxury Camping, have found success with outhouses, it’s clear that guests prioritize modern bathroom amenities. Adding water service or a dedicated washroom can be a big investment, but affordable solutions like Northern Glamping’s washroom module make it easier. You can read more about glamping bathroom costs in our glamping site setup guide.
3. Running Water: A Must for Showers and Flushable Toilets
Another high-priority amenity to offer at your glamping site is running water, which 68% of respondents expected for showers and flushable toilets. While some glamping sites go off-grid, many guests still expect the convenience of water access for basic needs. A water system doesn’t have to be complex, but running water can make a huge difference to guest satisfaction.
4. Airbnb Listings Are Essential
When considering how to promote your glamping site, remember that 94% of respondents said they start their search for glamping on Airbnb. Even if you have your own website, listing your glamping site on Airbnb is essential for visibility and building credibility. Starting with Airbnb also allows you to reach a broader audience who may not find your site otherwise.5. Dog-Friendly Policies: A Key Differentiator with Some Challenges
Allowing pets can be a powerful way to differentiate your glamping site. 79% of participants were either supportive or neutral about dog-friendly policies. As long as your site remains clean and well-maintained, offering pet accommodations could make your glamping site more appealing, especially to dog owners. However, it’s important to ensure cleanliness to avoid allergic flareups in sensitive guests, which could lead to negative reviews.6. Budgets and Preferred Length of Stay
When determining your pricing, most respondents indicated they’d budget $150 to $300 per night, with an average of $220. This pricing aligns with broader glamping trends and suggests that nightly rates may stabilize at this range long-term. The higher rates that resulted from COVID-driven demand may be leveling off, creating more accessible price points for today’s glampers.7. Winter Glamping: An Untapped Potential
One of the most unique amenities you can offer at your glamping site is winter-friendly accommodations. Though many glamping sites shut down during winter, 60% of participants expressed interest in winter glamping if heating and insulation were available. Winterizing your glamping site could increase occupancy year-round, and Northern Glamping offers fireplace kits and dome insulation to help keep guests cozy.
